Our Marketing Plan
Step One: PRe-staging consultation with a professional designer
We take the guesswork out of preparing your home for sale by scheduling a pre-staging consultation with a professional designer, who will use her twenty-plus years of experience to provide you with a punch-list of price-appropriate improvements, repairs and upgrades that will help to ensure that your home sells for its highest possible price, in addition to providing guidelines and clear instructions (where to position furniture, what to leave/remove, et cetera) to prepare the home for staging and photography.
Homes that are professionally staged and photographed sell for significantly more, significantly faster on average than homes that are not, according to published NAR research. JG&A pays for the cost of the pre-staging consultation, as well as staging and photographing your home. Consider it our way of putting our own skin in the game, and a demonstration that we, too are invested in the sale of your home.
Step Two: Professional Staging & Photography
Once your home has been prepared for staging, and once any repairs or updates have been made, your home will be professionally staged and photographed at no cost to you. This is an incredibly important step, and doing it right will ensure that your home’s first impression is a good one.
The purpose of staging is to create a neutral, blank slate in order to broaden your home’s appeal and increase the pool of buyers that will respond to your property. The goal is to present the home as warm, inviting and stylish, while still allowing potential buyers to project their own vision and personality upon the home.
Once it has been staged, a professional photographer will produce magazine-quality photographs of your home, which will then be used in a multimedia marketing campaign specifically tailored to your unique home.

Step Three: Coming Soon Campaign (Optional/situation dependent)
Once the photos of your home are returned, it will be ready for introduction to the market. It will be listed on the MLS as a “coming soon” listing, meaning that while we cannot allow prospective buyers inside the home, we can begin marketing it to prospective buyers and buyer’s agents. We create two marketing pieces, each tailored to the needs of their audience; one of these is consumer-facing, and will be promoted to potential buyers. The other is promoted to buyer’s agents, and is geared towards making their job (selling your home) easier.
While a ‘Coming Soon’ campaign is not ideal for all situations, it remains a useful tool for ensuring that your home is maximally exposed to the market, and may in the right context be a useful tool for measuring potential market response to your home.
Step Four: GO Live On The market
When your home goes ‘live’ on the market, we will begin showing the home to prospective buyers in-person. An email campaign will target selected buyer’s agents, and we will begin marketing your home via a sophisticated social media marketing regime that will place your home in front of the people most likely to be purchase it. We respond promptly and persistently to any inquiries which come through regarding your property and gear our interactions with potential buyers towards getting them to arrange a showing and make an offer on your home.
